Artea Southbank Opens as Jacksonville’s First Transit-Oriented Development

On March 11, 2025, Corner Lot and the Jacksonville Transportation Authority (JTA) hosted a ribbon-cutting ceremony to celebrate the opening of Artea Southbank, a luxury multifamily development in downtown Jacksonville. This project, which comprises 340 units, marks one of the initial transit-oriented developments (TODs) that the JTA is pursuing. TODs are designed to promote high-density, mixed-use projects situated near public transportation hubs or stations.

Artea Southbank is strategically located on 3.91 acres along Montana Avenue, providing direct access to both the Kings Avenue Transit Hub and the Skyway Station. The first resident officially moved in on December 27, 2024, marking the beginning of occupancy for this new community.

“Corner Lot is excited about their partnership with JTA as we embark on this transformative project in Downtown Jacksonville. This initiative is a shining example of the remarkable achievements possible when collaborative efforts thrive. It marks the inaugural step in a series of Transit-Oriented Developments that will shape the evolving landscape of our downtown community, enhancing connectivity, accessibility, and vibrancy for residents and visitors alike,” said Corner Lot Development Group VP of Government Affairs, Billy Zeits.

Artea Southbank presents an impressive selection of newly designed studio, one-bedroom, and two-bedroom floor plans, each tailored to offer residents a blend of comfort and luxury. With modern amenities, including state-of-the-art fitness facilities, a sparkling resort-style pool with lounge seating, stylish communal outdoor courtyards, and an expansive rooftop lounge with complimentary daily happy hour, living at Artea Southbank will feel like a daily staycation in a tropical paradise.

Residents can wake up to breathtaking views of the downtown skyline and the shimmering waters of the St. John’s River. The community is strategically located, offering convenient access to a diverse array of premier shopping, fine dining experiences, and vibrant entertainment options, all just moments away from their doorstep.

The recent ribbon-cutting celebration marked a significant milestone for the community, featuring guided tours of the meticulously crafted apartments. The event also featured heartfelt remarks from local community leaders, who expressed their enthusiasm about the positive impact this transformative project will have on the neighborhood. Attendees had the chance to connect with the dedicated team behind Artea Southbank, engaging in discussions about the future of this dynamic development and its role in enhancing the quality of life for its residents.

“Artea is a testament to what can be achieved when innovative urban planning meets strategic mobility partnerships. This project represents the future of connected communities in Jacksonville, providing residents with not just a place to live but a lifestyle that is both modern and accessible,” said JTA CEO Nat Ford.

“This project is more than a development; it is a milestone for Downtown Jacksonville and our efforts to create vibrant, transit-integrated communities. This project embodies our mission to enhance mobility and quality of life for everyone in our region,” noted JTA Vice Chair Aundra Wallace.
